Management Services
The staff of Summers Real Estate, Inc. and Property Management offers a full range of property management services from tenant placement to complete monthly management.
Both Tenant Placement and Monthly Management Services Include:
Advertising: a sign placed on the property, ads in the Atascadero Newspaper, our flyer outside our office 24 hours a day and here on our website.
Extensive Tenant Screening: We run full credit reports, extensive current and previous rental references, verification of employment and bank status and personal references when needed. Personal showings of each property with a licensed agent. (We DO NOT check out keys!)
Collection: of the first's month's rent and security deposit at signing of a California Association of Realtors lease and a move-in inspection with documentation of the property condition in writing with the new tenant.
The Placement fee is 50% of one month's rent for Full Management clients.
A Placement fee of 65% of one month's rent if monthly management is not included.
Full Management Service Includes: (All placement services plus the following)
Monthly colletion of rents.
Repair and Maintenance Calls: on owners behalf with owner approval.
Payment of Expenses: Including mortgages, insurance, utilities and property taxes.
Monthly Statement: Owners receive a monthly accounting of all income and expenses, copies of all receipts and disbursements of funds. End of year accounting with specific breakdowns for tax purposes.
Market Survey and Lease Analysis to establish current fare market rental rates.
Periodic Safety Inspections
The Full Management fee is 8% of the gross monthly rent.
